Choosing a real estate agent in Syracuse and Fayetteville–Manlius

A high suggested asking price by itself is not a reason to hire an agent. Neither is a regional sales total without knowing what went into it. If you’re choosing someone to help you buy or sell in Syracuse or Fayetteville–Manlius, ask them to explain the work on a property like yours.

I’m Greg Wakeman with CNY Niche Team | Hunt Real Estate ERA. We work with residential buyers and sellers in Syracuse and Central New York, including Fayetteville and Manlius. Here’s what I’d compare, including examples of my own work you can ask about.

Ask what the numbers actually measure

Request a defined 12-month record: closed homes, sales volume, average days on market and list-to-sale price ratio. Then ask whether those numbers describe the individual or the team, buyer or seller representation, and original or final asking prices. A total across unrelated properties doesn’t tell you much about your situation.

Look for recent work near your property in Fayetteville, Manlius, DeWitt or Jamesville, with a similar price range and condition. Ask why each comparable sale belongs in the discussion. A nearby house isn’t automatically a useful comparison.

Our questions to ask a real estate agent before listing in Syracuse can help you compare answers across interviews. Use the same questions with us.

Get the plan before choosing the agent

If you’re buying: ask how showings work, including remote property reviews if you’re relocating. Before signing an offer, you should understand the comparable sales, financing, timeline and risks of changing inspection or other contingencies. Competing offers are a reason to discuss your budget limit and acceptable terms, not assume you have to waive protections.

Ask for the representation agreement and compensation terms in writing. Agree on who handles showings and calls, expected response times, and how you’ll discuss a time-sensitive decision.

If you’re selling: ask for the evidence behind the price and which preparation is worth considering. Get a written launch plan covering photography, listing distribution and showing access. Clarify what’s included, what costs fall to you, and when you’ll review feedback, competing inventory and offers.

Start with our buying resources or selling resources, then bring the questions specific to your property or search. The useful discussion is how the plan fits your situation.

Check the address, not just the area name

For a move within Syracuse or Onondaga County, or a relocation from outside the area, start with your budget, travel needs and the condition of the homes you’re considering. Test the trip from the actual address. Review property taxes, utilities and expected ownership costs.

A mailing address, town and school district can have different boundaries. Our Fayetteville–Manlius guide is a starting point, but confirm each property’s school-district assignment directly with the district. Compare homes against your requirements, not assumptions about who lives in an area.

If you’re also considering Jamesville–DeWitt, Cazenovia, LaFayette, Tully or Skaneateles, ask for recent work relevant to that location and property type. Our Jamesville–DeWitt, Tully and Skaneateles guides can help you start. The address-level checks still matter.

A few questions worth settling

Does a high sales total make someone the best agent for me?

No. Ask what period the total covers, whether it’s individual or team production, and how much of the work resembles your property or search. Recent, relevant examples and a clear plan are more useful than an unexplained total.

What should I understand before making an offer?

The comparable sales, your financing and budget limit, the proposed timeline, and the risks of changing inspection or other contingencies. Ask how representation and compensation are documented before committing.

What should a seller ask for besides a suggested price?

The closed sales supporting that price, preparation priorities, and a written launch plan. Clarify photography, listing distribution, showing access, fees and how you’ll review feedback and offers.
